Bill Gates Gets 4 Million Emails a Day

The next time you’re sifting through the mortgage offers, cheap Rolex watches or dubious business proposals from Nigeria, spare a thought for Bill Gates. The Microsoft founder is the most spammed man in the world, with 4m emails arriving in his inbox each day.

Steve Ballmer, Microsoft’s chief executive, told a conference in Singapore that being the world’s best-known software billionaire has its down side: “Bill receives 4m pieces of email per day, most of it spam.”

The upside of the Microsoft founder’s bulging inbox is that it appears to have focused his mind on the problem.

Spam is regarded as perhaps the biggest threat to the internet, with some experts putting it as high as 80% of the world’s online traffic.

The company is working on a number of solutions, including software that replies automatically to email messages from users not known to that computer, and the idea of “postage” on emails. Microsoft is also working with internet firms AOL, Yahoo and EarthLink to verify the identity of the sender of an email message.

A North Carolina man who raked in $24m (£13m) from peddling junk products and pornography under a false name this month became the first felony conviction under under a United States anti-spam law, and faces up to nine years in prison.

Unlike ordinary people though, Mr Gates doesn’t get a sore finger from deleting unwanted missives. The company has a team of people dedicated to ensuring he only gets mail that he wants to read.

Student Nursing Tips – What They Don’t Teach You in Nursing School

Needless to say, learning doesn’t stop when you’ve earned your nursing degree. You will find that once you enter the real world of nursing, it will seem that everything you learned in school is just a fraction of what you have to face out there in the emergency room and the high-intensity environment of the hospital wearing your discount landau scrubs. Rather than school being the end of learning, it is just the beginning. Once you have passed the NCLEX and earned your nursing license, your education is just about to unfold.

Hands-on clinical training that student nurses go through is a mere caricature of what nursing is really all about. In clinical training, student nurses only have to care for a patient or two and only for a part of a shift. They are also monitored and given relatively easier tasks so that they do not cause a problem or get into trouble especially since instructors have to oversee several students at a given time. As a result, student nurses have little experience in the daily activities and functions on a nursing shift and on a nursing staff unit.

Some of the things that student nurses rarely experience in their clinical training include admitting and discharging patients and doing the associated paperwork (which can be overwhelming) and making a complete order of medicines and supplies. While it is possible to encounter this during training, the process will likely be shortened by the instructor of a staff member. Also, signing orders for narcotics may not be allowed for students even if the instructor co-signs the order. In effect, students may not be aware about the process of ordering controlled substances.

Time management and organizational skills are two of the most valuable skills that nurses have to learn yet these skills are rarely honed in nursing school. Because students’ hand-on experience with patient care is only for a short duration and only one or two patients at a time, there is little time to develop their time management, organizational, and multi-tasking skills in nursing school. Nurses have to struggle with prioritizing and organizing their schedules on a daily basis. Experienced nurses are always juggling different tasks and fitting hundreds of tasks in a single shift. When new nurses come in, it becomes a problem when they are unable to organize their schedules and become a burden to the regular staff.

Because these things are not taught in nursing school, it is best for students to take it to themselves to study and observe the activities of nurses during different shifts when they can. If possible, students can also ask a nurse if they can follow the nurse around for a whole shift so that they can gain better insights in how a usual shift really works and how they can plan their shift in the future. Students can also spend time with other hospital staff such as the unit clerk or secretary to ask how the process of ordering medicine and a CAT scan goes and what the restrictions are. As a new nurse, your experience not be any less intense or less stressful but at least you have a blueprint of how to go about your shift and survive your first day well.

West meets tough opposition to farm subsidies

Washington and Brussels were last night trying to drive a wedge between a group of more than 20 developing countries which are holding out for deep cuts in the west’s lavish farm subsidies.

Despite the personal intervention of the US president, George Bush, the developing countries held firm yesterday and delayed the start of talks on agriculture, which are seen as crucial to a trade liberalisation deal in Cancun.

The EU, meanwhile, warned former colonies in Africa and in the Caribbean that their joining the so-called Group of 21 could well endanger their privileged access to Europe’s single market. Washington told Costa Rica, El Salvador and Guatemala that if they left the G21 they would get a “sweetheart deal” giving them increased access to America’s $10 trillion economy.

“At every ministerial meeting we see the US and the EU playing divide and rule while claiming to act in the interests of developing countries”, said Duncan Green, of the Catholic aid agency Cafod. “Nobody believes them any more.”

Ahead of this week’s meeting of ministers from the World Trade Organisation’s 146 member states, President Bush contacted the leaders of four key developing countries, India, Pakistan, Brazil and South Africa, in an attempt to prevent their opposition of a deal on agriculture agreed by Washington and Brussels.

Brazil has led the opposition to the modest concessions offered by the EU and the US, and has become the target of Washington and Brussels, seen as the main obstacle to the west’s agenda.

Celso Amorim, Brazil’s foreign minister, stormed out of a late-night meeting with Washington’s main trade negotiator, Robert Zoellick, after the Americans demanded Brazil withdrew the G21′s alternative proposal on agriculture. Mr Amorim told ministers yesterday that the G21 represented 63% of the world’s farmers: “Our proposed framework incorporates significant negotiating positions [and] has been carefully designed, technically as well as politically. It cannot be ignored. Already we see a new dynamic which hopefully can lead to real negotiations.”

The hardline stance of Brazil and its allies forced the EU and the US to plan separate meetings with the G21 yesterday before the agriculture negotiations. “It’s very difficult to put the hammer on countries like China, India and Brazil,” said one senior trade source. “They are powerful separately, let alone together.”

The deputy US trade representative, Peter Allgeier, warned that all member states would have to compromise for a successful deal. He said he was perplexed by the G21 which includes both large, food exporting countries, such as Brazil and Argentina, interested in finding new markets for their produce, and countries such as India, which traditionally favour protection for their small farmers. “It is not immediately obvious that they are a coherent group.”

Washington’s attempts to appease anger in the developing world through concessions on cotton also ran into difficulties. West African countries are holding out for real cuts in the $4bn (£2.6bn) the US spends yearly subsidising its cotton growers who flood world markets with their surplus produce, depressing the prices for reportedly more efficient producers in Benin, Chad, Burkino Faso, and Mali.

Sources in Cancun said that the US position was made more difficult because it had to get any deal on cotton through Congress, where the chairperson of the influential senate agriculture committee came from Mississippi, the biggest cotton producing state.

Fatiou Akplogan, Benin’s trade minister, said: “If nothing is done urgently this could lead to the total loss of revenue for our producers, an increase in poverty and destruction of our economic system.”

Yesterday, the director-general of the WTO, Supachai Panitchpakdi, took charge of the negotiations.

Business Loan Strategies – 12 Problems to Avoid

This article describes 12 recurring business loan problems that commercial borrowers and their advisors need to anticipate before it is too late. The following business loan problems are common in traditional bank commercial real estate loans and should be avoided if feasible (special circumstances will periodically make some of these business loan terms unavoidable).

BUSINESS LOAN PROBLEM # 1:
Tax Returns versus Stated Income

Most traditional banks will require several years of tax returns in order to qualify for a commercial real estate loan. The alternative is to use a Stated Income lender that does not verify personal income or assets for a business loan. Many borrowers will simply not qualify for a commercial mortgage loan if tax returns are used due to high business expenses (and low net income). Many lenders using tax returns will also continue to verify income after the business loan closes. Stated Income lenders will not engage in this practice.

BUSINESS LOAN PROBLEM # 2:
Special Purpose Properties

It is becoming increasingly difficult to get business loans for special purpose properties. Properties that do not fall in the categories of apartments or retail/office buildings are often placed in this special purpose classification. This means that business loans for commercial properties such as restaurants/bars and auto service businesses are frequently hard to find. Commercial financing will be even more difficult to locate for such specialized properties as churches, funeral homes, nursing homes and assisted living facilities.

Sourcing and seasoning assets. Seasoning of ownership.

This particular problem will not be relevant to all business borrowers. However, if it is relevant, commercial borrowers should seek out a lender without sourcing and seasoning requirements or limitations. Most banks have strict guidelines for sourcing and seasoning of assets or ownership to qualify for commercial real estate loans. For a purchase, commercial lenders will frequently want documentation about where the down payment is coming from (sourcing). Commercial lenders will also frequently have very specific requirements stipulating that the funds for a business loan down payment must have been in a specific account for a specific period of time, often 3-6 months or longer (seasoning). Seasoning of ownership is similar to seasoning of funds, except this requirement involves the minimum time someone has owned a commercial property before they can refinance the property.

BUSINESS LOAN PROBLEM # 9:
Requirement to sign IRS Form 4506

IRS Form 4506 authorizes the lender to obtain a borrower’s tax returns directly from the IRS. This form is routinely required by most traditional banks and many other commercial lenders for a business loan. Commercial borrowers using a Stated Income lender with limited documentation requirements for a business loan will avoid this requirement.

BUSINESS LOAN PROBLEM # 10:
Debt Service Coverage Ratio (DSCR) in excess of 1.2 for a business loan

The most flexible approach to DSCR for a commercial property loan will require a DSCR in the range of 1 to 1.2, with exceptions permitting a DSCR less than 1.

BUSINESS LOAN PROBLEM # 11:
Minimum commercial property loan size that is too high for current commercial mortgage needs.

It is not unusual to encounter a minimum business loan requirement of $500,000 to $1,000,000.

BUSINESS LOAN PROBLEM # 12:
Excessive length of the commercial real estate loan process

Many traditional banks require three to nine months to close a commercial mortgage. A more action-oriented commercial lender will close a commercial mortgage loan in 45 to 60 days.
