Condo vs House: What’s the Best for You?

Contemplating the choices of a house or a Apartment There are benefits and drawbacks to both condos and Houses. In this report we have looked at both condominium and home owners to give you and an idea what is best for you. Both examples will help give you an semblance of what works for you even if they don’t match your profile exactly.

Hari is thinking about a apartment

Hari left home and rented an apartment. He is a professional who is always on the go. Although some of his buddies have moved in other directions, some of his friends still lease. His apartment is starting to feel closed in and boring. What Hari is looking for is the opportunity to have more room, decorate, acquire new furniture for something that is his own. Cutting back on driving for typical trips such as shopping, going out, visiting is imperative to Hari as he works extended hours. Hari isn’t looking for lots of scope that needs money and upkeep as he has no hobbies that need it. Someplace to put clothes and a big wall for his TV are his wants. Simple, understated with new fixtures are the main priorities. Tending to an outdoor area is not something he wants to do.

He requires a apartment that has all inclusive services so if something goes faulty its fixed and at no extra charge. Hari has his own band of friends so doesn’t want neighbours that are continually calling. A bit of commotion isn’t an concern. Safety patrols and high security are one of his major wants. Safety is necessary. A pool and gym would be an added advantage especially if they are included in the cost as Hari likes to keep fit. It will also save on gym fees. Looking to the future, a parking space would add investment value to the property. Hari doesn’t scheme to be in his apartment evermore, after all. Who knows what the future holds? Apartment life is the reasonable conclusion for a person at this stage in their lives.

Susie wants a house

Susie likes her personal space. From the times at college, she still recalls how it felt having only a single wall between her and her neighbours, and doesn’t want any of this anymore. Spending some more time for commuting to work is not a problem for Susie, as long as she has her privacy and enough space around. And as for shopping, she just takes her SUV to the supermarket once a week and load it up. When Susie was little, she used to play around the yard all the time. And this is what she wants also for her own two children, who mean everything to her. Susie and her family also live in a neighbourhood where they know the other families around which is really useful, since there is always someone available to give advice about the best babysitters, school sports or the new off-leash park. And though Susie and her husband Stuart haven’t really thought about expanding their family, it’s just an option that in the future they might have another baby, or maybe Stuart’s mother might need to move in with them later in life.

Therefore they definitely need enough space for the family to expand. Stuart likes to work on his vintage car in the garage and their daughter Jenny is already into playing the drums, which she wouldn’t be able to do in a flat – it gets loud enough in the basement as it is, so Susie’s planning to have it soundproofed and build in a bathroom to create a perfect teen retreat. On weekends, they enjoy having a garden – Susie loves to dig around and pick fresh vegetables as Stuart fires up the grill for a barbecue.

The fact that she owns the land they live on is super important: even if the roof leaks, like it did the previous year after all those storms, it’s still Susie’s roof and she had money set aside for reparations. Occasional home reparations just come with the territory. Susie and Stuart have divided all the servicing work up and each of them knows what his/her responsibility is – for Susie, it’s mowing the grass, while Stuart has to take the recycling out to the curb. They just don’t mind this work, it’s a part of their life. And the safety issue? Susie believes in the new system they just installed against burglars, and in the residents’ association that keeps watching what’s happening around. In this safearea, she is simply happy and wants to put down her “forever” roots.

Which profile resonated with you the most – Hari’s story or Susie’s story? It is possible you don’t completely match either one – in this case, you may like the benefits of living in a condo town house, which can combine many of the advantages of both condos and homes.

If you decided that a condo could be a better fit, never let the monthly apartment fees, combined with property taxes, mortgage and insurance, exceed 30% of your monthly income. Always look at the economic health of the Homeowners Association (HOA) to see if the monthly apartment fees actually cover pricey repairs to the building, or whether residents have to pay an supplementary premium every so often (this depends on the health of the reserve fund, which your real estate lawyer can proof read for you, as well as the apartment by-laws; sometimes, for grave or unexpected repairs, arrangements are made for special assessments to cover these costs). What is contained in your fees? If there are extra amenities included do you really need them? You may not have a pet but if this is an option check to find out if your building permits them. Also ask around to discover what your utility bills may be. If your condo has many of windows there could be significant heat loss so your expenses could rocket if heating is not covered.

If you decide to buy a house, then we recommend that your mortgage combined with all property taxes shouldn’t eat up more than 25 per cent of your monthly income, just to make sure you have enough money left for any necessary upkeeping. You should consider the maintenance expenses and your own ability to keep up with the repairs.

All the responsibility, starting with a leaky faucet and ending with a flooded basement, will be up to you. Think about the financial and physical cost of transportation, which is likely to increase if you will be moving to a satellite. Make sure that you examine a recent home inspection to prevent any surprise problems with the home’s mechanical systems, from wreaking havoc with your budget. For example, a fixer-upper with an ancient furnace, old wiring and insufficient insulation will demand a more or less immediate cash infusion just to make the house liveable.

Cooking Games: Digital Cooking at Your Fingertips

Some people like cooking, and if you’re reading this article, you probably do too. However, it’s not so easy to have the time it takes to prepare a good meal. Throw in the time you need to get the ingredients and it’s something hard to do. Fortunately, there’s a new game from Nintendo that will let you prepare your meals anywhere. It’s called Cooking Mama.

Cooking Mama is one of the most fun games for Nintendo’s latest portable video game console, the DS. You take the role of a chef and try to prepare several dishes, according to “Mama’s” recipes. The game is unique in the sense that you don’t press any buttons at all. Instead, you use the DS’s touch screen and the stylus to imitate cooking movements. For example, if you want to chop something, you tap on the screen each time to cut a slice or a piece off. If you want to stir something, you make circles with the stylus. You can even cool something with your breath by blowing on the microphone.

There are 15 basic recipes you start with, but completing them unlocks over 70. Dishes come from all the world, so there’s something for everyone. Don’t be surprised if you get hungry after a bit of playing.

Casual Players and Hardcore Players.
One of the great things about this game is that it appeals to both casual and hardcore players. People who don’t normally play videogames aren’t much keen to play games that require pressing one of 6 buttons to throw a punch. It isn’t natural to them. But since the stylus reflects the actual movement (for example, chopping from the top to the bottom) it feels much more normal to them. Also, there isn’t a “game over” screen. If your performance isn’t that great, “Mama” fixes it so you move on. This way anyone can go through the end of each recipe.

For the hardcore games, the game evaluates your performance and gives you a medal based on your performance. While anyone can finish a recipe, it takes great skill to get a medal gold.

Other Cooking Games
If you don’t have a DS, you can still play cooking games on your PC. There are many games related to cooking on hundreds of sites. One of such games is called Better Barbecue Challenge. In this game, there is some meat on a grill and you need to cook it from both sides. If you turn it over too early, it’ll be too raw. If you turn it over too late, it’ll burn. It’s not as simple as it seems, which allows for a fun challenge. One of such games is called Better Barbecue Challenge. So, as you can see, there are many options on both consoles and Internet for you to practice your culinary skills. Some of them are simple, and some are complex enough that they’ll make you want to try them out in your real life kitchen.

The Irs Is Open To Hillary’s Igs

The computer man has no idea who the forty-fourth (44th) President of The United States will be, but one or two things are certain. One is that the American people as a whole are fed up with forty-three (43) and with the Bush dynasty. A member of the remote helpdesk team has observed that should Hillary become number forty-four (44), it would not take two terms for the people to also have more of the Clinton dynasty than they could stomach.

America’s sons and daughters think Bush – Chaney was in the pocket of big business. But, the Tennessee Mountain Man fears that a Hillary Presidency would make all previous favors won by lobbyists seem little more than the proverbial “drop in a bucket”.

Mike Huckabee wanted to “nail the going out of business sign on the doors of the IRS”. A great idea. Why not a fair tax? But, realistically, we know the IRS is going nowhere soon. In fact Hillary will need to create a sister agency for them. She wants a federal law forcing everyone to pay a heath care tax.

Hillary talks about it in glowing terms of health insurance for everyone. The one catch to her plan is, everyone will be required by law to purchase this coverage from companies who have always tried to avoid “preventative care”. Why? Money! It is cheaper to wait until people are dying and spend a few dollars in their final days or months than to prolong their life and care for their health for extended years.

A Clinton dynasty would not only mean four (4) more years of Bill Clinton running around a White House full of young impressionable interns fishing with his trousers down, but doing so with plenty of time on his hands as the first lady simply does not have the responsibilities and demand on time the President does.

Do we really want to spend the next four (4) years suffering the Clinton’s condescension, contempt, and chicanery while we are required to pay off their insurance company friends? What she has planned for those who can least afford it is a federally sanctioned good old fashion shake down in the name of universal health care.

Obama says he understands the need for universal health care but also knows the reason most people who are not insured or who are under insured is not because those folks don’t want insurance. But, rather it is because they simply can’t afford it, and that there has to be another way. Hillary’s other way is wage garnishment or jail or both.

Here come da IGS (Insurance Garnishment Service) or some such federal bureaucracy that will make the IRS seem like the girl next door. Vern Beachy’s blogspot refers to it as Hillabeast, and that sounds about right. She has taken special interest money from everyone and their brother. Ask them where Bill made all his money! It may have been American Dollars but it was not from
Americans or our friends and allies. And, they expect you and I to repay it. Obama, on the other hand, has taken no money from anyone except you and I. He owes no one but us. You must ask yourself, “to whom do I wish to be indebted for the next decade?”.

The United States government already knows how much money you spend and on what. Do you recall the pony tail bandit? A girl of means, by no means. She should have been under the radar, but not hardly. Big brother is here to stay, but we need not give big sister a lift up.

It is apparently not enough for Hillary that former employers, former spouses, lending companies, financial institutions, the state, and the federal government and a host of other plaintiffs can garnish your wages. We need, she believes, another federal agency to keep the lower and middle classes of this country in line. The result – we already miss John Edwards.

If a person receiving Medicaid or Medicare needs certain services now, especially long term care, he will find his car, his home, and any funds he may have managed to put away seized. Hillary wants to do this on the front end and get it over with all in the name, again, of federally required universal health care.

In the United Kingdom, the Debtors Act of 1869 abolished imprisonment for debt and the United States soon followed suit covering most instances. Although for ostensibly different reasons and under somewhat different circumstances there are those like Jes Beard and Hillary Clinton who want them reinstituted.

The computer man lost tens of thousands of dollars because bad things happen to good people. People who never saw their financial problems looming lost their life as they knew it and because of circumstances beyond their control hurt the computerman. That does not give the computerman or anyone else the right to add insult to injury.

There was a time in the United States when you did not want to be found by the cops with no money in your pocket. It was off to jail. Now you get stopped with “too much” money in your pocket and it is off to jail. The coming twist thanks to President Hillary Clinton, should that come to pass, is to be found sick with no health insurance, and you guessed it….. Here come da IGS! And, God only knows what and who else would befall the American public to enrich the Clinton dynasty should Hillary become number forty-four (44).. Hillary’s IGS would make J. Edgar Hoover look like the diminutive little ego maniac he was, and his law enforcement arm like the cub scouts.

How to Calculate a Cost of Living Allowance

A Cost of Living Allowance (COLA) is a salary supplement paid to employees to cover differences in the cost of living, particularly as a result of an international assignment.

The amount of COLA should enable an expatriate to be able to purchase the same basket of goods and services in the host location as they could in their home country. The basis for calculating a COLA is the Cost of Living Index (COLI) which indexes the costs of the same basket of goods and services in different geographic locations. COLA is a simple accurate method of measuring fluctuating salary purchasing power and ensuring parity.

Cost of Living Index

Our cost of Living Indexes measure the cost of 230 products and services across 13 different basket groups in 276 cities across the globe. The data is gathered by a team of research analysts who survey comparable items that are available internationally. A minimum of 3 prices for the same brand/size/volume of product is used to determine the average price for each item in each location. The items are priced on a quarterly basis and tend to rise and fall with inflation. The 13 different basket categories are as follows:

Each basket category does not count equally and are weighted in the final calculation based on expatriate spending patterns.

In order to calculate an accurate cost of living index for a specific individual the basket items that are not relevant to the individual should be excluded from the calculation. For example if education and housing is provided by the employer these basket categories would be excluded from the cost of living index calculation. This increases the accuracy of the cost of living index and makes it possible for each individual to have their own customized cost of living index based on their specific arrangements rather than using an overall “generic” index which is likely to contains costs that are not relevant to the individual.

The formula for calculating the specific cost of living index for an international assignment is as follows:

Cost of Living Index = Customized Cost of Living Index for Host City / Customized Cost of Living Index for Home City

When moving to a higher cost of living host city, the index will be greater than 1 (positive). When moving to a lower cost of living host city the index will be less than 1 (negative). Where the index is negative it means that in real terms the cost of living in the host city is lower than the home city. This means that if the negative index where to be applied to the employee’s salary, they would actually be paid proportionately less spendable salary in the host city. It is important to note that the majority of organizations do not apply a negative cost of living index because it makes it difficult to persuade an employee to take up an assignment as they tend to see it as a reduction in salary.
Examples of Cost of Living Index Calculations using our data:

Example 1) An Australian employee moving from Perth to London where healthcare and communication will be provided by the employer

More Expensive in London:
•Alcohol & Tobacco +4.77%
•Clothing +21.85%
•Education +31.53%
•Furniture & Appliances +16.03%
•Groceries +16.35%
•Household +50.72%
•Miscellaneous +137.47%
•Personal Care +11.18%
•Recreation & Culture -6.82%
•Restaurants Meals Out and Hotels +34.99%
•Transport +19.80%

The overall difference in cost of living moving from Perth and London is +28.06%.

In this case the cost of living index is positive and would be applied as it is.

Example 2) A British employee moving from London to Mumbai where the employer will provide housing and education

More Expensive in Mumbai:
Alcohol & Tobacco -37.53%
Clothing -9.58%
Communication -44.92%
Furniture & Appliances -19.31%
Groceries -24.03%
Healthcare -31.24%
Miscellaneous -72.43%
Personal Care -24.94%
Recreation & Culture -35.73%
Restaurants Meals Out and Hotels -33.11%
Transport is -27.99%

The overall difference in cost of living moving from London Mumbai is -30.53%.

In this case the cost of living index is negative and would not be applied.

Net Spendable Salary

Differences in cost of living only impact the portion of the salary that is spendable in the host country. Items in the home country such as retirement funding, medical insurance and other home based costs are not impacted by the cost of living in the host country.

To determine the Net Spendable Salary establish what amount / portion of the current salary (in home currency) is spent in maintaining the employee’s current standard of living / lifestyle. What will the expatriate need to spend their salary on in the host country? For example will accommodation be provided or will the employee pay rent, will healthcare be provided etc. Deduct all items that are either provided in kind or are spendable in the home country. Deduct the hypothetical amount of tax, social contributions and any other statutory deductions applicable in the home country from the Spendable Salary. What is left is the Net Spendable Salary.

Cost of Living Allowance (COLA)
The formula for calculating the cost of living allowance using the above inputs is as follows:

(Net Spendable Salary X Cost of Living Index X Hardship Index X Exchange Rate) less (Net Spendable Salary X Exchange Rate) = COLA

Examples of COLA Calculations using our data

Example 1) An Australian employee with a net spendable salary of AUD$100,000 moving from Perth to London where healthcare and communication will be provided by the employer

($100,000.00 X 1.2806 X 1 X 0.4768) less ($100,000.00 X 0.4768) = COLA of £13,379.44 (GBP)

Based on all the above factors a person would require a Cost of Living Allowance of £13,379.44 (GBP), in addition to their current salary of 100,000.00 Australian Dollar (AUD) to compensate for relocating from Perth to London. This Cost of Living Allowance compensates for the overall cost of living difference of +28.06% and the relative difference in hardship of 0%.

Example 2) A British employee with a net spendable salary of £18,000 moving from London to Mumbai where the employer will provide housing and education

Note: Because the Cost of Living Index is negative it is not applied.

(£18,000.00 X 1 X 1.3 X 67.2852) less (£18,000.00 X67.2852) = COLA of 363,340.32 Indian Rupee

Based on all the above factors a person would require a Cost of Living Allowance of 363,340.32 (INR ), in addition to their current salary of £18,000.00 British Pound (GBP ) to compensate for relocating from London to Mumbai. This Cost of Living Allowance compensates for the overall cost of living difference of [-30.53%] and the relative difference in hardship of 30%.

COLA Payment
The COLA is paid as a salary supplement (i.e. as an additional allowance) net of tax in the host country. If the COLA is a taxable allowance in the host country it should be grossed up in order that the full amount of calculated COLA is paid net of tax given that the basis of the calculation is Net Spendable Salary. The COLA is often accompanied by other allowances and benefits such as flights home, relocation / settling in allowance, and furnishing allowance.

Exchange Rate Fluctuations
Significant changes in the exchange rate can make a considerable difference in the COLA calculation. In 2008 some of the major global exchange rates changed by as much as 30-40%.

The cost of living index reflects the changes caused by inflation and exchange rates. In the short-term there may be disequilibrium between inflation and the exchange rate (the one pushes the other), however over time the cost of living index provides the most accurate view of the cost of living.

It is important to remind expatriates that when the cost of living difference is negative, and the negative value has not been applied, they have higher purchasing power in the host country than they would at home.

Where a negative cost of living index has not been applied (our recommended approach), and a change in the exchange rate indicates an upward adjustment in COLA may be required, it is recommended that the COLA should not be adjusted upward until the cost of living index becomes positive i.e. the cost of living reflects that there is a “real” increase in cost of living between home and host countries. This may mean that their would be no increase in the COLA as a result of exchange rate fluctuations for some considerable time. During this time the employee’s purchasing power decreases. But it is important to remember that until the cost of living difference becomes positive, the individual will still have a higher purchasing power than they do in their home country.

It is advisable to stipulate a currency protection rule, rather than reacting to every fluctuation in the exchange rate. For example the rule may state that COLA will be reviewed if exchange rates or local inflation move by more than +10% during a year. It is important to keep in mind that the prices of goods and services are unlikely to drop in local currency. This would only occur in a period of deflation (negative inflation). Therefore the currency protection rule would normally make provision for upward adjustments in COLA and not downward adjustments during an employee’s assignment. Downward adjustments to an existing COLA due to exchange rate fluctuations without a corresponding drop in the prices of local goods and services puts immense pressure on an employee’s host currency budget commitments and can lead to the employee experiencing financial difficulty.

Using an independent service provider provides an independent, objective basis for determining an employee’s COLA.

We recommend therefore that a COLA is calculated by applying the specific (customized) cost of living index to the net spendable salary at the beginning of the assignment and monitoring exchange rate fluctuations thereafter in addition to the annual salary review.

Make Sewing Patterns That Fit

Wearing customized clothes with a designer’s touch to it is every woman’s dream. It is not always possible to buy and wear designer clothes all the time. Getting hold of sewing patterns that are quite easily available in the market will help you design the best of the designer clothes to suit your taste. You just need to be clear of the garment, which you want to stitch, getting clear of the designs you want to impart will you search through the catalogues of patterns available on the internet, or even in shops.

Getting started: sewing pattern making supplies

There are several pieces of garments that can be designed, and all are different from the other based on the cuts, the style, colors patterns everything. Getting it clear as to for whom you are designing and what, will help you select the patterns better and more efficiently. Getting hold of a template is the best way to start up with sewing patterns. Once you are ready with this you can easily design your own patterns manually by using the normal available geometry boxes in the market. This can also be done digitally by taking help of the computer.
Where can you go wrong?

Calculation is the primary thing when it comes to sewing patterns going wrong in that one particular area will not only make you waste loads of money but also will waste lot of your time as well. The computer assisted drafting is always convenient on this ground as it calculates for you and helps you accurately make the perfect fit. 63% of Votes Support Health Care Bill Repeal

The new national health care plan was passed in March by Congressional Democrats. That same month, president Obama signed the bill, approving the plan. National support for the health plan has declined significantly, resulting in the desire for repeal. Weekly polls demonstrate that fifty-four percent (54%) to fifty-eight percent (58%) of citizens advocate repeal, while only thirty-two percent (32%) oppose it. These numbers indicate support for repeal currently at its highest level ever. This is the first time repeal backing has hit numbers close to sixty percent (60%). Opposition statistics have remained a constant before and throughout passage of the bill. Current numbers show that just twenty-five percent (25%) of voters strongly oppose repeal of the health care bill, while forty-six percent (46%) strongly favor it. It is unknown whether these numbers will indicate a subtle jump in numbers, or prove to be a new trend of growth.

Declining 6 points last week, belief in the good of the health care plan is down to thirty-three percent (33%). Confidence levels are at an all time low. Fifty-five percent (55%) of voters believe the plan will ultimately do harm to the nation, while just three percent (3%) say it will have absolutely no impact. Overall, mainstream voters doubt the plan. Sixty-seven percent (67%) of common voters distrust the health care bill, and maintain that it will do harm to America. The highest numbers of supporters come from the political class; seventy-seven percent (77%) of political voters presume the plan will be good for the future of the USA.

A survey conducted by Rasmussen Reports on May 22-23, 2010 polled 1,000 likely voters. The survey had a ninety-five percent (95%) level of confidence and a margin of sampling error at +/-3 percent. All field work for the survey was administered by Pulse Opinion Research, LLC. In terms of the federal deficit, sixty-three percent (63%) of voters expect an increase; twelve percent (12%) believe it will be lowered, while thirteen percent (13%) claim it will have no impact. Most voters expect the quality of health care to decrease (55% of voters). Only twenty percent (20%) think it will improve the quality of health care, and eighteen percent (18%) conclude that it will stay about the same. Citizens also consider that the price of health care plans will rise instead of the intended goal, lowering costs. In fact, fifty-five percent (55%) of voters assume that health care costs will increase. Only eighteen percent (18%) of voters foresee lowered costs, as the health plan intends. Sixteen percent (16%) deem that costs will generally stay the same.

Gender comparisons mark that female voters are less critical of the plan when compared to male voters. Male voters are more stringent in judging the plan’s content. Party comparison reveals that Democrats lend their support to the plan, while Republicans and non affiliated party voters assist repeal of the plan.

If the number of plan supporters drop again, as a recent trend would show, odds are repeal cases will be seen and heard in the US court systems. President Obama did not comment on this latest poll as of yet.
