University Of Philippines – 100 Years Of Glorious Academic Traditions

The University of Philippines or Universidad ng Pilipinas as it is known in Filipino is commonly called the UP, is the national university of the Philippines.It was set up in 1908 through the Act No.1870 of the First Philippine Legislature or the University Act as it is more commonly known.The Senate Resolution No.276 of Philippines acknowledges UP as the Nation’s Premier University.

The campus of the UP was shifted from Manila to the present place in 1949.The Oblation, bronzed symbol of the University was brought here amidst big fanfare.The area at that time was 493 acres which would house various colleges and schools.

UP, at present offers 94 graduate and undergraduate courses.Apart from this, there are also several research centers, many of which have been declared by the Commission on Higher Education as “National Centers of Excellence”.UP Diliman is not only the administrative seat of the system, but it is also an autonomous university in its own rights.It is also home to one of the only three schools in Asia that have received institutional recognition in the form of the Ramon Magsaysay Awards.

The education at UP is partly subsidized by the Philippine Government and the graduates are referred to as “Mga Iskolar ng Bayan” (Scholars of the Nation).This results in a stiff competition for seats to the various faculties in the university.

The University of Philippines was visualized and set up in 1908.Initially it had just three colleges, The College of Fine Arts, the College of Liberal Arts and the College of Medicine & Surgery.The institution was first started in Manila.But as time went by, the student strength increased and a dire need was felt for a bigger operative space.

By 1939, the Board of Regents had sought funding for a 493-acre of land at Diliman.But the outbreak of the WW II and the invasion of the Japanese troops resulted in the closure of some of the colleges run by the University.Only the College of Medicine, Engineering and Pharmacy was operational. By February 1949, the whole administrative had been shifted to Diliman and the University was operational from the New Campus.This was the year when the Oblation (The symbol of UP) was also transferred here.The Oblation is a figure of a naked man, arms widespread and face pointed upwards and it is based on the Second Stanza of Jose Rizal’s “Mi Ultimo Adios.”

The University completed its 100 years in 2008 and this was declared as the “UP Centennial Year” and the years 1998-2008 as the “University of the Philippines Decade.”

Apart from the academics, the University also encourages extra-curricular and sports activities among its students and staff.The Office of the Vice-Chancellor for Student Affairs (OVCSA) is an organization which is concerned with all activities that concern students and student services.It deals with such services like scholarships, student housing, guidance & tutorials, student grievance & complaints, food services, health facilities and student organizations.

OVCSA also initiates and organizes student centric programmes and events like the Freshman Orientation, the Freshman Welcome Assembly, and the Recognition Rites for University Scholars and Student Achievers, The UP Pep Rally etc.

This is keeping with the century old traditions of overall development of the students and making the University a center of highest learning.Thus, the UP remains the best institution for higher learning and excellence.

Scholarship for Dads is Titled Non-traditional Student Scholarships

Non-traditional students can be completely a foreign term from adults like dads. However, what he doesn’t know that this is actually in reference to him if he goes back to school. This might just be realized through the scholarship for the dad program of the government. The program encouraged fathers to pursue continuing studies or finish an unfinished degree.

Colleges and universities across the country are receiving funding from the government to allow adults like them to study. This schools title the program as scholarship for non-traditional students. This is not a discriminatory title, but simply separating a fresh post-secondary graduate student from the opposite. This second chance of going back to school for dads, is expected to be much different when he was young. By now, he is expected to be mature and responsible. It would just be embarrassing for his family and for him if he acts like a young student. So this opportunity to study again through scholarship for the dad program should be put to good use.

Nursing Degrees Explained: Lpn, Lvn, Rn, Apn, And Np

A Licensed Practical Nurse (LPN) is a basic nursing degree that forms the foundation for further nursing courses. The course duration is of around one year and includes both theory and practice. An online LPN course trains students for jobs such as daily intake-outtake monitoring, changing dressings, and caring for patients. The requirements for awarding an LPN degree will vary with the state as this is a state-awarded degree.

A Licensed Vocational Nurse (LVN) is on par with the LPN. This program too is a stepping stone for more nursing degrees. APN stands for Advanced Practicing Nursing and includes masters and doctoral degrees. Job opportunities include clinical nurse specialists, researchers, faculty managers, etc. APNs can handle primary as well as tertiary care duties. The definition of APN changes from state to state and so do their rights and duties. APNs are eligible for a DEA number which gives them prescriptive authority.

Registered Nurses, who have acquired training in recognizing and managing medical conditions that are fairly common, qualify as Nurse Practitioners (NP). NPs execute duties similar to those of a physician and are often regular health care providers for people. Nurse Practitioners are trained toward wellness and preventive techniques. This means that the patient is educated and treated at the same time and is also spared the costs of expensive prescriptions.

Homeowners Are Now Cashing-in When Refinancing, Rather Than Cashing-out

For the better part of the past two decades, and even more so in the current decade, homeowners have opted to cash-out when they refinanced their mortgages. It was the basic principle of piling on more debt because, in general, the idea was that the real estate market was strong and that their home values could only increase. Currently, however, homeowners seem to have learned a valuable lesson of the housing crash and are deciding, when refinancing, to cash-in rather than drawing on the money freed up with the refinance.

The general concept in America for the past two decades has been to accumulate more debt, whether it was through credit or home loans, assuming that the value of their home would continue to increase, which it had through most of that period. Now the concept of saving is taking precedent.

Cash-outs reached their peak during the last decade, culminating in 2006 in which the rate of cash-outs hit 88 percent of home refinances. Taken into context, that number is nearly nine out of every ten homeowners who refinanced. These figures come from Freddie Mac, the mortgage giant that monitors refinances on a quarterly basis. When these homeowners cashed-out, they increased their mortgage balance by at least 5 percent, on average.

Then we all know what happened next. Between 2005 and 2009, the American homeowners lost more than $7 trillion in equity, according to Federal Reserve estimates. This evaporation of wealth was unprecedented and few populations or locations were spared. This has led to a shift in the psychological makeup of the average homeowner who is now looking for ways to reduce their debt burden. Last quarter, according to Freddie Mac, 33 percent of homeowners actually put cash into their refinancing loans to decrease their mortgage balances as well as aim for lower interest rates.

A great advantage to cashing-in on refinancing is that for homeowners who, for example, have a LTV (loan-to-value) ratio of 80%, will have to pay private mortgage insurance premiums and may also be subject to higher interest rates. Cashing-in and paying down the LTV to, let’s say 75%, the homeowner can avoid those costly private insurance premiums and also qualify for lower interest rates.

The rationalization for cashing-in on refinancing is simple and makes perfect sense, though it is not always clear to homeowners or mortgage brokers at the outset. First, with interest rates in the economy overall being as low as they are, money that is held in savings accounts are not earning much at all. Money market funds are not fairing all that much better, either. Paying down a home loan right now actually offers a better investment.

Cash-ins are, in essence, a more disciplined form of savings, though many homeowners still feel nervous about removing their liquid assets in a tight economy. Understandably with so much volatility in the economic and financial climate, with jobs still being shed and new ones being slow to evolve, tapping into a savings account may appear to be a risk on the surface. Yet the long-term savings by cashing-in on a refinance will far outweigh that of keeping it in a bank account.

What’s not clear yet about cash-ins is whether this is the beginning of a serious trend or merely a current plan of some homeowners to take advantage of sound financial advice. In 2007, cash-ins hit 9 percent of all refinances. By the final quarter of 2009, the number had jumped to more than 33 percent.

This trend may also be due to a tighter financial lending atmosphere, making it more difficult for homeowners to cash-out. It may also be a temporary, conservative approach until interest rates begin to climb once again. Whatever the case, if a homeowner has savings to tap into, then cashing-in may be a valuable, cost-saving option in the current mortgage and financial climate.

How to Successfully Handle Irate Parents?

Ask any professional politician and they will tell you that it’s impossible to please everyone all the time. Someone always feels they are either being left out, given less attention or outright being treated unfairly. Teachers must also often play the role of politicians, with the parents being their constituents. Often, parents only show up at the school when they perceive a problem, and not to shower the teacher with compliments on their pedagogical acuity. Therefore, teachers must know how to deal with irate parents and stay calm, cool and in control. There is a special art form to dealing with people who are “hot and bothered” from the get-go.

Clarifying the Message

Everyone has played the game where a bit of information or phrase is passed from person to person and when it arrives at the last person it is vastly different from when it started. Often this same process takes place when information is relayed through children to their parents. Unlike the game, the information isn’t garbled through its transfer through many people, but rather only requires a single child to drastically alter the message. When angry parents arrive at the school, the first thing a teacher should do is find out what has been said by the child. Often, simply clarifying the message to the irate parents is enough to remedy the situation. Little Joey very well could have altered a key word or two and delivered a message very different from the original.

Tactfully Blaming the Child

One must be careful when placing blame on a child, even though they are very much to blame. Some parents just don’t want to hear that their child isn’t perfect. In these cases, the best technique is often to just accept responsibility by telling the parents that you weren’t clear in delivering the message to the child and you understand how it got jumbled. Then you can explain to them what was actually said and hopefully fix any problem the error caused. It is amazing how quickly irate individuals can calm down when they hear the other person accept blame.

Being a Mediator

Other times, teachers must act as mediators when dealing with irate parents. This occurs when parents are angry at a child or another parent. The teacher tries to get to the root of a perceived problem, which is often not as serious as the parents believe, and once there, offer a solution that works for both parents. Once again, the optimal remedy is one that redirects the blame from the children and the parents and allows everyone involved to save face.

Irate parents are just another part of a teacher’s job. As if the actual children weren’t enough, parents arrive acting like overgrown kids themselves. Teachers must remain calm, cool and in control, and hopefully serve as a role model for their students as well as misguided parents. The worst thing a teacher can do is become part of the problem, rather than the solution.

Cheap Real Estate – A Simple Technique

Do you want a simple way to get cheap real estate? Offer less. This is the oldest and simplest negotiating ploy of real estate investing. Everybody knows this technique, at least in it’s crudest versions, but most are afraid to use it. Why? Well, it can be embarrassing, and it can be a waste of time if you don’t do it right. On the other hand, do you really mind being a bit embarrassed if it saves you $20,000?

The very first piece of real estate I bought was a small lot for which the seller was asking $4,500 (now that’s cheap real estate). Fortunately for me, in my ignorance, I didn’t know then that offering 22% less than the asking price was considered insulting. Looking back on it, I now understand why the realtor didn’t want to present the offer. In any case, the seller accepted my offer of $3,500, because he was anxious to sell his last property before moving.

A friend of mine bought a home on a lake for perhaps $40,000 less than it was worth. How? He made the offer. He was always making low offers as he shopped for a home, and of course this meant he had most of his offers rejected. I might have even hinted to him that he was wasting his time. Good thing he didn’t listen. Would you be willing to have a dozen offers rejected if it meant buying a home for a savings of $40,000?

Then there was the investor in California who routinely made dozens of offers at a time on houses – without even look at them. He wrote the offers for 25% less than the asking price, and included an inspection contingency and other clauses to protect himself. Most sellers said no, of course. Most did, but not all. He occasionally got some very cheap real estate this way.

Cheap Real Estate – Lowering Expectations

At a seminar, a real estate investor once told me,”If you aren’t embarrassed by your offer, it isn’t low enough.” Considering that he’s made millions in real estate, he may be worth listening to. You need to understand, however, that a truly low offer will almost never be accepted. Is it a waste of time then? Not at all, because there will often be counter-offers, and a low initial offer is just a way to alter expectations.

Suppose you think your home is worth $300,000. You mention to a friend that you are considering selling it, and he says, “You should be able to get $250,000, right?” You ask another friend what he thinks the home is worth, and he tells you $260,000. How confident would you be about your $200,000 estimate of value now? You might lower your expectations, right?

That is one of the primary functions of a low offer; to alter expectations. When a seller is asking $300,000, and you offer $250,000, will he accept your offer? Probably not. He’ll almost certainly reject it. Getting cheap real estate isn’t going to be that easy. He may counter-offer, however. Suppose you go back and forth, and finally agree to $182,000. He might not have considered selling this low before, but maybe now it even seems like victory to him after starting at $160,000.

Of course you’ll lose a lot of potential properties this way. Sellers sometimes won’t even take subsequent offers seriously once you have offended them with your extreme offer. You might avoid this by assuring the seller that his property may indeed be worth what he is asking, but that it only works for your purposes at a lower price. On the other hand, so what if you have a lot of rejected offers. Isn’t a bit of rejection worth it to get really cheap real estate?
