Save Thousands With A Flat Fee Real Estate Agent

Buying or selling a house in today’s market can be a challenge. A few years ago when the market was hot you could stick a “for sale” sign in front of your house and have an offer within a couple of hours. This is certainly not the situation any longer…

These days, if you would like to sell your home, you must be listed in your regional Multiple Listing Service. It’s estimated that 90% of all homes sold in the country are listed in MLS. This enables your home to be seen by the most people trying to find a house including other real estate professionals and their customers.

As a seller you have got a couple of alternatives to get their house listed in MLS…

One choice is to use a realtor. However, in doing so its possible you have to pay around 6% of the sale price in real estate commissions. Depending on your sale price this may be thousands of dollars.

An alternative choice, that is becoming more and more popular, is to use a flat fee real estate service.

If you opt for a flat fee real estate service, you only pay a one-time predetermined fee in order to have your home listed in MLS. Finding a Real Estate Agent – Six Tips

Of course it isn’t difficult to find a real estate agent, but there are good and bad ones out there. The following tips should help you find the right one for you.

Your Real Estate Purpose

Which agent is best for you depends on your goals. If you are buying a home for yourself, for example, you don’t need nor want an agent that is the top seller of commercial real estate. You want one that knows houses, and can help you quickly narrow your search to those that are right for you. In that case, call a few agent who have listings similar to the home you hope to find. See if they can relate to and understand what your needs are.

On the other hand, if you are looking for commercial real estate, you want the agent that has the experience in that area. Again, a good start is to pull out the newspaper and some real estate guides to see who is currently selling the type of properties that you are looking for. Talk to a few agents for a while to see if they have the experience and knowledge necessary to help you find the right investment.

Of course, if you are selling real estate you want an agent that both sells a lot and sells the type you have. Start with those listings in the paper and real estate guides again. This time pay special attention to how many listings each agent has. Many good agents are better at helping you find property than at selling it for you. You want someone who has experience selling. When talking to the agents, ask them about recent sales (there should be some), and how close to the selling price was to the asking price (this tells you whether they are good at determining the true market value of properties).

It may seem like a small thing, but I prefer an agent that returns calls. Leave messages with a few and see who gets back to you that day. Especially if you are selling a property you want an agent that returns calls promptly, so you don’t lose a sale to a potential buyer.

If you are looking to buy a home, and you have some experience with this, and you don’t know an agent that you really trust, consider simply searching on your own. You can find virtually all property listings on line now, and when you see one you might like you can call the listing agent directly. One advantage of this strategy is that you don’t have to wait for “your” agent to contact the listing agent and that agent to get back with your agent who then has to contact you – all to get a simple question answered.

This is helpful with investments as well, because you’re not hearing things third-hand (seller tells agent who tells your agent ho tells you). Negotiating is more practical if there is only one agent between you and the seller as well. In any case, unless you have a buyers agent, they are all working for the seller’s best interest, even if they are working to help you find the right property. It’s easier to remember this when you call the listing agent for each property you want to see.

If you are investing, find a real estate agent that invests as well. At first glance it may seem like such an agent will be scooping up the best properties before showing them to you, but this is rarely a problem because all investors have slightly different goals, ideas, preferences and timing. The important point is that an investor is more likely to understand what another investor wants. Agents that sell homes may habitually look for “pretty” over cash flow, for example, even when showing investment properties.

Don’t be afraid to drop an agent if they can’t do the job. If you are a buyer this is easier. If an agent shows you three houses that have none of the things you said you are looking for, try another agent. If you are selling and the agent is doing a truly bad job, talk to the broker he works with and you may be able to cancel the contract. The bottom line with all of these tips for find a real estate agent is that you have the right to work with one that is right for you.

Splinter Cell Double Agent Cheat Question (pc). Is There A Time Limit Cheat?

I love all the splinter cell games but HATE to be rushed.. practically ruins it for me… is there a way to turn off the time limits when they happen?

Getting back to cell in Ellsworth Penitentiary
When you sneak out of your cell by crawling under the bed and getting the walkie-talkie, you must get back within the time limit. When you are up on the grating, instead of taking the pipe down drop off. You will knock out a guard. Then, go back to your cell and act normal. The grating is the only way down.
Bomb defusing in Okhotsk, Russia Part 2
In Mission 6: Okhotsk, Russia Part 2, after talking with the Captain he will reveal that he has rigged the bombs to go off. Emile Dufraisne will tell you that they are in the machine room. Look for a crawl space near you. Go through it and down the ladder. Once you are in the machine room, disrupt the light near to the ladder with your OPC and the camera that you will find nearby. Then, go to the first bomb (you will recognize them by a green light) on the same level as you are on. You can defuse them by cutting the wires in a particular order. The wire you have selected for cutting will be highlighted in green. You will know which wire to cut by a short vibration from the controller. When you select the wire the Captain will say that you now have three minutes. The rest of the bombs are located in the machine towers (two of them) and one is upstairs roughly opposite of the first bomb. Note: There are three guards in the room. It is recommended to quick save the game before attempting to defuse your first bomb so that you have an idea of how it is done.
Defeating Emile
Make sure you have a flash and frag grenade and full life. There is a lifebox near the door outside of where Emile is on the right wall. Go outside to Emile and an intermission sequence will begin. Once it has finished, on your left may be a laser beam. Wait for it to go off. When the laser goes off and Emile is done shooting (he will begin again), roll to the next chair or bench. Wait until he is finished shooting again. Continue doing this and go up for the fence/rail. Jump onto it. Go down from it and then take Emile out. Walk away for one or two seconds, and make sure you can drop the flash grenade near Emile. Shortly after it is dropped, put your frag grenade in the same place. Emile will not see you drop it and will be defeated. Then, read the computer and defuse the bomb. Note: Take your time.
Disposing Hisham’s body
If you are going to kill Hisham, wait until he is down in the parking space. Kill him and pick up his body. Walk to the back of the red car and put him in the back. Press Place Charge and stand back. Detonate it and the “Opportunity Objective complete – Dispose of Hisham’s body” will appear.
